The Minh Viet Joint Stock Company officially opened sample apartments of its 'Bayview Towers' project in Ha Long Bay in Quang Ninh Province. The project is the first in northern Vietnam to satisfy the BCA (Building and Construction Authority) Green Mark Scheme.
The BCA Green Mark Scheme was launched by the Building and Construction Authority (BCA) in January 2005 as a green building rating system to evaluate environmental impact and performance. It aims to promote a sustainable environment by incorporating best practices in environmental design and construction, and the adoption of green building technologies. The BCA Green Mark certification is accredited and promoted by the National Environmental Agency (NEA) of Singapore.
Having acknowledged the market's increasing demand for comfortable, environmentally friendly apartments, with its extensive experience working in real estate construction and business projects in the US and different Asian countries and after thorough market research here in Vietnam, the Minh Viet Joint Stock Company, led by general director Edward Chi, broke ground on Bayview Towers on the bank of Ha Long Bay. The project has resulted in a new perspective of the ideal living and working environment in which nature, humans and technology blend harmoniously.
Twenty-nine percent of the 30-story, 7,500 square meter project’s area was devoted to green space. The project has three floors for trade centers, four technical floors and 23 floors for apartments (518 apartments with an area of 115-547sq.m). General director Edward Chi said that application of the BCA Green Mark Scheme to constructing an environmentally friendly building will have various benefits, and that an energy efficient building can save 25-30 percent on energy each year and considerably reduce building management costs.
As an energy efficient and environmentally friendly project, The Bayview Towers is applying state-of-the-art technology and equipment. Each apartment has been designed to feel natural and open to the winds and sunlight over the sea.
Chris Vickery, the director of the Architects Team 3 Company from Singapore, the consultancy for Bayview Towers, said that the project's investor has to satisfy many standards required by the BCA to receive certification. All materials, including bricks, glass, paints, lamps and others must be energy efficient, environmentally friendly and tolerant to sea-based weather conditions. For example, bricks used in the project must be super light as well as water and noise-proof.
To ensure Bayview Towers satisfies all the standards required by the BCA, in the coming time general director Edward Chi will be going to the US to attend a course on building management. CEOs take part in such courses before training their staff members on how to manage a building.
Although The Bayview Towers has an investment capital of almost US$140 million and the cost of many smaller projects is considerably higher than those of Tricon Towers (a Hanoi-based project of the Minh Viet Joint Stock Company), general director Edward Chi said that the price of Bayview Towers apartments is expected to be similar to that of Tricon Towers apartments.
